Vous pouvez certainement acheter un appartement. Voici toutes ls informations dont vous avez besoin dans le projet de l`achat d`un logement un shanghai:

Information: the property market is changing quickly in Shanghai and you should notify us when you have decided the date of your arrival to Shanghai so that we can arrange properties for you to view what is available at that time. Notice: Most apartments does not "own" their own parking lots or garages but you have to rent it from the management company.
Agent commission:
Both the tenant and the landlord pay 1% of the purchase price each to the property agency.
Notary fees:
0,25% of the purchase price + RMB 350 (USD 40) Only compulsory if the buyer is non Chinese citizen.


Cost for appraisals:

RMB 1,550 – RMB 2,500 (USD 187 – USD 302) normally only used if a bank loan is required

Deed expense:

Deed transfer tax :

1,5% deed transfer tax if it is an apartment or townhouse (3% if the buyer is a company), 3% if the property is a villa or office. 5% if the buyer already own one or more properties in Shanghai.


Solicitor’s Fees:

Normally RMB 2,000 – RMB 4,000 (USD 242 – USD 484) Presently not compulsory

Any other "up front" charges?

Transaction Fee RMB 2,5 per SQM (USD 0,3)

Stamp Duty 0,05% of purchase price

Registration fee RMB 80 (USD 10)

Drawing Fee RMB 25 – RMB 65 (USD 3 – USD 8) depending on district

Stamp Fee RMB 5 (USD 0:6)

Insurance (only compulsory when a mortgage is required and different banks use different insurance companies)


Procedure to purchase property:

1. Property Viewing

2. Signing intentional agreement and pay intentional deposit (usually 1% of purchase price)

3. Apply for mortgage (if required)

4. Sign purchase contract

5. Notarization (presently only required if the buyer is a non Chinese citizen)

6. The buyer and the seller apply to change the name of the owner on the property deed at district property transaction center.

7. The property transaction center issues a new property certificate with the new owners name.

8. Hand over of the property and clear utility bills. Transfer of name on utility and telephone line registrations.
